All carpet cleaning methods are not created equal. The type of fabric will dictate the best possible approach and outcome according to the manufacturer. In our experience, there is really only one way to effectively clean a rental carpet. The old fashioned way...elbow grease and steam.
 
Steam is the suggestion of the manufacturer. Steam is environmentally friendly because it is chemical free. Steam is water therefore promoting a neutral level of ph. Water is considered a solvent by nature. Ambient soils are considered greasy by nature. The most effective way to emulsify grease is with a solvent. And lastly, steam is a disinfectant. The most effective, safest, and cost worthy disinfectant available.
 
We at Independent Restorers take everything into consideration before we clean a carpet but the majority of the time we use steam. It is true that over wetting carpet is not good. The rule of thumb is, the more soiled a carpet, the more rinsing will be required to thoroughly clean a carpet. Which then means the introduction of rapid evaporation.
 
Without sounding too complicated, carpet cleaning should be approached similarly to doing laundry. Sometimes a light cleaning is all that is necessary. Sometimes we need to pre-soak, sometimes we need additives, and sometimes we need to leave it for the professionals.
